Reliable Melbourne Carpenters Delivering Quality Workmanship for Residential, Commercial & Insurance Repair Projects.
Structural timber problems announce themselves long before anyone calls a carpenter. Doors start sticking in winter, a floor develops a bounce near the hallway, a skirting board pulls away from the wall, or a cornice cracks in the same corner every year. StickBuild Construction diagnoses and repairs the structure underneath those symptoms across Melbourne's south-east: bearers and joists, stumps and piers, rotted or termite-damaged framing, sagging floors, and load-bearing walls that need removing with a steel beam and an engineer's sign-off. Because so much of this catchment sits on Class H to Class E reactive clay, the same symptoms can come from ground movement, from moisture, or from timber that was undersized in 1955, and the repair only lasts if you fix the right one. We get under the house and look before we quote, tell you which members actually need replacing, and we say plainly when a targeted repair will do the job instead of a full restump. Structural timber failures in this part of Melbourne fall into a short list, and knowing which one you have decides everything about the fix. Timber stumps rot at ground level, where the moisture sits, and drop a section of the house with them. Bearers and joists fail at the ends first, usually where they bear on a stump and where any water that got in has nowhere to dry. Subfloor ventilation gets blocked over the years by garden beds, paving, concrete paths and decks built over the vents, and a subfloor that cannot breathe stays damp all winter. Termites and borers do their damage quietly and almost always in the timber you cannot see. Above the floor, load-bearing walls fail when someone removes or notches something they should not have, and lintels sag over openings that were widened without a beam. StickBuild Construction repairs all of it, from a single joist to a full run of bearers, and takes on load-bearing wall removal with steel where the job calls for it.

The reason structural repairs come back is that somebody fixed the symptom. We start under the house rather than in the room, with a light and a moisture meter, checking stump condition and packing, bearer and joist ends, ant caps and subfloor ventilation, and looking for the wet spot that explains the rot. We take levels across the floor, because a floor that is uniformly out of level is telling a different story from one that has dropped in a single corner. Where the ground is the problem, and across the Class H to Class E reactive clay common through Glen Iris, Bentleigh and Malvern East it frequently is, we say so, because no amount of new timber stops seasonal ground movement. Repairs are then made to the cause: new bearers and joists in H3 treated timber or hardwood to suit the span, sistered members alongside sound ones where full replacement is not warranted, reinstated ventilation, and propping and shoring while the work happens so nothing else moves. Where load paths change, we build to an engineer's detail and nothing else.

Subfloor work is unpleasant, hard to quote and easy to get wrong, which is exactly why a lot of trades will not take it on and why the ones that do sometimes quote a rebuild to make the risk go away. We go under the house before we quote, and you get photographs of what is actually there rather than an assertion. Where the fix is smaller than you feared we tell you, and where it is bigger we show you why. You get a free site visit the same day you call, an itemised quote separating materials from labour, and a carpenter on site within three days of accepting. Umer Sharif has spent more than ten years on residential and commercial structural work around Melbourne, and every job is covered by $20 million public liability insurance under ABN 39 276 982 297. If a job needs an engineer or a plumber first, we will tell you that too, even though it delays us. Call 0468 347 781.

Structural work is priced from what is under the house, so the honest way to give you numbers is by job type. Removing a load-bearing wall and installing a steel beam is the most commonly requested item here and generally runs $3,500 to $9,000 including structural engineering and the beam, with the spread driven by span, the size of the beam and how the ends are supported. Replacing failed bearers and joists under a single room is usually a two to four day job, and where scope cannot be fixed until the floor comes up we work to a day rate of roughly $650 to $950 plus GST agreed and capped in advance. Restumping is quoted per stump and scales with the number, the access, and whether the house needs relevelling as part of it. Access is the hidden multiplier on everything on this page, because a 400mm crawl space with no external hatch can double the labour on identical work. We put all of it in writing with materials and labour separated, and the number does not move unless the house hides something nobody could see, in which case you get photographs and a price before anyone continues.

A targeted repair is right when the failure is confined, the surrounding timber is sound and the cause has been dealt with, and it is by far the cheapest of the three. It is the wrong answer when the original timber was undersized for its span, because then you are replacing members that will fail for the same reason the last one did. Full replacement of a bearer and joist run earns its cost when damage is widespread or when access is so poor that returning in two years would cost more than doing the lot now. Restumping is a different job again, and it is the answer when the stumps are the failure rather than the timber above them, typically original timber stumps that have rotted where they meet the ground. It is also the only option that genuinely relevels a whole house, and it brings knock-on work with it, because doors, cornices and tiling all have to be adjusted once the house comes back to level. We will tell you which one your house needs, and we will tell you if the honest answer is to fix the drainage first and do nothing else for a season.

Timber paling, Colorbond, picket and custom fencing with posts set a minimum 600mm deep, plus gates and automatic gate installs. We repair leaning fences and replace individual posts rather than pushing you into a full rebuild.

Timber and composite decks built on a substructure designed to outlast the boards: H3 and H4 timber, joists at 450mm centres, posts in stirrups on poured footings. Honest advice on merbau, spotted gum or composite, and a repair quote before a rebuild one.

Straight, L-shaped and winder staircases built and installed with balustrades in timber, wire, aluminium or glass, set out to National Construction Code rise, going and gap requirements. We also repair creaking treads and loose balustrades.

Call or message us and we visit your site the same day, measuring the job and answering your questions on the spot.

You receive a written quote itemising labour, materials and timber grades, so you see exactly what you are paying for before committing.

Accept the quote and a carpenter is on site within three days, working to agreed dates and clearing debris before we leave each afternoon.
Structural repairs are quoted per member and per metre of access rather than as a flat rate, because the work is entirely dictated by what is under the house and how easily we can get to it. Replacing a run of rotted joists in a subfloor with reasonable clearance is a modest job. The same work in a subfloor with 400mm of crawl space and no external access is a much bigger one, and honest quotes reflect that. Removing a load-bearing wall and installing a steel beam is the most commonly requested item on this page and generally runs $3,500 to $9,000 including the structural engineering and the beam. Where scope cannot be fixed until the floor is up, we quote at a day rate in the range of $650 to $950 plus GST and cap it with your approval. Call 0468 347 781 and we will look before we price.
Most subfloor work happens underneath you, so you can normally stay in the house for the whole job. Replacing bearers or joists under one room usually takes two to four days including propping, and the affected room comes out of use rather than the whole house. Restumping is more disruptive, since sections of the house are jacked and relevelled and doors and cornices commonly need adjusting afterwards, and that runs a week or more depending on the number of stumps. Removing a load-bearing wall is a two to four day job on site once the engineering is done, though the engineering itself takes a week or two in front of it. We give you a room-by-room programme with the quote rather than a vague window.
Any job that changes how load travels through the house needs an engineer, which in practice means removing or altering a load-bearing wall, changing a span, or replacing structure that has failed for reasons nobody can yet explain. We tell you at the site visit whether your job needs one, and we can put you in front of an engineer we work with rather than leaving you to find one. Where an engineer's detail exists, we build to that detail exactly and flag anything on it that will not work on site before we start cutting. StickBuild Construction carries $20 million public liability insurance under ABN 39 276 982 297, and we will send you the certificate of currency on request.
We get into the subfloor with a light and a moisture meter rather than diagnosing from inside the room, because the symptom upstairs almost never sits directly above the cause. We look at stump condition and packing, bearer and joist ends where they sit on the stumps, ant caps, subfloor ventilation, and any point where a plumbing leak or a blocked downpipe has been putting water into the ground for years. We check whether the floor is out of level uniformly, which suggests ground movement, or locally, which suggests a failed member. You get photographs of what we found, an explanation of the cause, and an itemised quote for the repair that addresses it. If the cause is something outside our trade, such as a plumbing leak or drainage, we tell you to fix that first.
It can be either, and telling them apart is most of the value we add. Bouncy floorboards over one section usually mean a joist has failed, a bearer has sagged, or a stump has dropped, and it will keep getting worse. Doors that stick in winter and free up in summer are the classic signature of reactive clay, which is common right through Glen Iris, Bentleigh and Malvern East, where seasonal swelling and shrinking moves the footings a few millimetres each way. Cracks that open in the same cornice every year point the same direction. Movement that never comes back is different again, and that one usually means something under the house has failed rather than flexed. We measure levels across the floor and inspect the subfloor before telling you which of the three you have.
Repair is right when the failure is confined and the rest of the structure is sound, which is more often than people assume, and it is dramatically cheaper. Replacement of a whole run of bearers and joists makes sense when the damage is widespread, when the original timber was undersized, or when access is bad enough that coming back twice would cost more than doing it once. Restumping is the right answer when the stumps themselves are the failure, typically timber stumps that have rotted at ground level, and it is the only one of the three that fixes a whole house that is out of level. What we will not do is level a floor that is sitting on stumps we know are going, because that buys you a year. We will show you what we found and let you choose with the numbers in front of you.
