It covers hanging and securing external doors, installing and flashing windows, fitting cladding, and closing the shell up so it is weathertight and lockable at the end of each day. Fix stage is everything internal that happens after the plaster is on and the painter has had a run at it: internal door jambs and doors, skirting boards, architraves, window reveals, robe fit-outs, shelving and the trim work that gets touched every day for the next thirty years. Between them sit the wet trades, which is why the two stages are usually separated by weeks. How We Run Lock-Up, Then Fix

At lock-up the priority is getting the building closed and keeping water out of it, so we work openings from the weather side in and we do not leave a wrapped opening standing over a wet weekend. Doors are hung so they lock on the day they go in, windows are packed, plumbed and flashed properly at the sill rather than relying on the sealant to do a flashing's job, and cladding is installed with the cavity and sarking the system actually calls for. At fix stage the work is slower and the tolerances are tighter. We let trim acclimatise on site before it goes up, scribe rather than gap-fill where boards meet an out-of-square wall, mitre external corners and scribe internal ones, and fix into framing rather than into plasterboard so nothing works loose. Set-out matters as much here as it did at framing, because skirting that steps at a doorway is something you notice every single day.

What Lock-Up and Fix Cost in Melbourne

Both stages are quoted separately, because they happen months apart and you should be able to budget them independently. Fix-out is the easier one to give a figure for, with door sets typically running $120 to $250 each including the jamb, hardware and architraves, and skirting priced per linear metre. Across a standard three-bedroom house, fix-out carpentry commonly lands somewhere between $6,000 and $15,000 depending on how many door sets there are, the trim profiles you choose, and whether robes and shelving are in scope. Lock-up varies far more, because a house with twelve windows and a Hebel facade is a different proposition from one with six and weatherboard, and it is usually priced against openings and cladding area. One Carpenter Across Both Stages, or Two

Using two different carpenters can be the right call when a builder is running a tight programme and needs whoever is available, and occasionally you will get a sharper price on one stage that way. The cost shows up later. The fix-out carpenter inherits openings, set-outs and noggings they did not install and cannot see, so anything that was 10mm out at lock-up becomes their problem and your argument. Using one carpenter across both stages removes that entirely and leaves one person accountable for the finished result. The honest exception is when a job stalls for months between stages and your original carpenter is no longer available, and in that case the answer is not to wait. If you need us to pick up a fix stage somebody else started, we will inspect the openings before quoting so we are not pricing a problem blind.

What is the actual difference between lock-up and fix?

Lock-up is everything that makes the building weathertight and secure: external doors hung and locking, windows in and flashed, cladding on, and the shell closed up so the building can be locked at the end of the day. Fix, sometimes called second fix or fix-out, is all the internal carpentry that happens after the plaster is on: internal doors and jambs, skirting, architraves, robes, shelving and trim. The gap between them is where the wet trades and the painter work. Knowing which stage your job is at matters because it determines what we need on site, and it is the first thing we will ask you on the phone.

Why do doors stick and gaps open up after fix stage?

Almost always because something moved after the carpentry went in, and in Melbourne's south-east that usually means reactive clay. Glen Iris, Bentleigh and Malvern East regularly return Class H to Class E site classifications, and soil that swells through a wet winter and shrinks through a dry summer will drop a door frame out of square and open a mitre on an architrave. It also means one point of accountability if something is not right.
