Reliable Melbourne Carpenters Delivering Quality Workmanship for Residential, Commercial & Insurance Repair Projects.

Carnegie is two carpentry markets stacked on the same postcode. On one side sit the interwar bungalows through the residential streets, now at the age where subfloors, original trim, doors and weatherboards all want attention. On the other sits the dense apartment and townhouse development that has followed the elevated rail line, which brings balcony timber, balustrade compliance, internal fit-outs and make-good work of a completely different kind. The Caulfield to Dandenong line was raised above Carnegie in 2018, and the Koornang Road strip below it carries the shopfronts and tenancies that give us commercial fitout and partition work as well. Whether it is a hundred-year-old bungalow or a fifth-floor balcony, we quote it itemised and start within three days. Call 0468 347 781.

OUR STORY

Two Kinds of Carpentry in the Same Suburb

Carnegie asks a carpenter to do two quite different jobs, sometimes in the same week and occasionally in the same street. The first is period work on the interwar bungalows that make up much of the residential stock, houses now old enough that the stumps, the bearer ends, the original skirting and architraves, the doors and the weatherboards are all reaching the end of their first century. The second is contemporary work in the apartment and townhouse development that has concentrated around the station since the Caulfield to Dandenong line was elevated and the new Carnegie station opened in 2018. That work is balcony timber and screening, balustrade brought up to code, internal fit-outs, and the make-good that follows a tenancy. Between them runs Koornang Road, a genuine shopping strip with tenancies that need shopfront framing, partitions, ceilings and counters. StickBuild Construction works across all three, and Umer Sharif has more than ten years across residential and commercial carpentry to draw on.

What Building in Carnegie Actually Involves

The practical constraints here are about access as much as construction. On the residential side, the interwar bungalows sit on stumped subfloors with ventilation that decades of paving, paths and rear additions have largely closed off, and a subfloor that cannot dry through winter takes its bearer ends with it. That is why floors slope locally, skirting pulls away and doors bind on these houses, and why we get under with a light and a moisture meter before we quote a repair. Reactive clay through this part of Glen Eira adds a seasonal layer of movement on top. On the apartment side the carpentry is straightforward but the logistics are not, since material goes up in a booked lift, waste comes back the same way, working hours are set by building management, and access is granted only once the insurance certificate, safe work method statements and inductions are in. On the Koornang Road strip the governing constraint is trade, meaning the disruptive work happens outside trading hours and the space has to be presentable when the doors open. All three of those get priced in rather than sprung on you.

Why choose us in Carnegie

Why Carnegie Clients Use Us

The mix here is the point. A trade that only does new work will struggle with a hundred-year-old bungalow, and a trade that only does period houses will not have the documentation building management asks for before letting anyone into a fifth-floor apartment. We do both, and we are straight about the constraints that come with each. On period work that means telling you when the real problem is under the floor rather than in the room you called about, and quoting the cause instead of the symptom. On apartment and commercial work it means supplying the certificate of currency, SWMS and inductions before the start date rather than on it, and staging the noisy work when it will not cost you customers. The rest is the same for everyone: a free site visit the same day you call, an itemised written quote separating materials from labour, and a carpenter on the tools within three days. StickBuild Construction trades under ABN 39 276 982 297 with $20 million public liability insurance. Call 0468 347 781.

The Carnegie Streets and Pockets We Cover

Carnegie divides fairly clearly for us. The blocks immediately around the station and along the elevated corridor carry the newest development and the highest concentration of apartment, balcony and fitout work. The Koornang Road strip itself, and the side streets feeding it, gives us the commercial carpentry, from shopfront framing and partitions through to end-of-lease make-good. North and east of the strip, running toward Neerim Road and the Malvern East boundary, the interwar bungalows dominate and the work is subfloor, trim, doors, weatherboards and internal renovation. South and west toward Glen Huntly and Caulfield the stock mixes with post-war housing and the jobs shift toward extensions, decks and fix-outs. We also work straight through into Murrumbeena and Hughesdale, which share the same elevated line and much the same housing, so a boundary street makes no difference to us.

Lock-Up & Fix in Caulfield

Decking in Caulfield

Timber and composite decks built on a substructure designed to outlast the boards: H3 and H4 timber, joists at 450mm centres, posts in stirrups on poured footings. Honest advice on merbau, spotted gum or composite, and a repair quote before a rebuild one.

Pergolas in Caulfield

Open pergolas, battened shade structures, roofed verandahs and carports built for Melbourne's west sun and winter rain. Posts in stirrups on poured footings, beams sized to the span, and honest permit advice before you commit rather than after.

Cladding & Weatherboards in Caulfield

Rotten weatherboards replaced board by board with the profile matched, or a full re-clad in timber, fibre cement or aluminium. We fix the cause behind the boards, not just the boards, and we tell you when a patch will do.

Hebel Installation in Caulfield

Hebel PowerPanel, PowerBlock and PowerFloor installed to specification across Melbourne's south-east, with the jointing and surface prep that stops render cracking later. Strong on fire rating, acoustics and thermal performance for tight infill sites.

Windows & Doors in Caulfield

Internal and external doors, timber and aluminium windows, sliders and stackers installed, flashed and hung to lock on day one. We also repair sticking doors and rotted window frames rather than replacing the whole unit.

Cladding & Weatherboards in Caulfield

Skirting, architraves, reveals and decorative mouldings installed with scribed internal corners and proper mitres, in MDF, pine or solid timber. We match original profiles on period homes rather than fitting the nearest thing available.

Hebel Installation in Caulfield

Solid timber, engineered, hybrid and laminate flooring installed over a subfloor we have actually checked and repaired first. Moisture testing, levelling, squeak and joist repairs, then a floor laid with the expansion gaps it needs.

Windows & Doors in Caulfield

Straight, L-shaped and winder staircases built and installed with balustrades in timber, wire, aluminium or glass, set out to National Construction Code rise, going and gap requirements. We also repair creaking treads and loose balustrades.

Cladding & Weatherboards in Caulfield

Timber paling, Colorbond, picket and custom fencing with posts set a minimum 600mm deep, plus gates and automatic gate installs. We repair leaning fences and replace individual posts rather than pushing you into a full rebuild.

Hebel Installation in Caulfield

Full bathroom and kitchen renovations with the carpentry done by us and every other trade coordinated by us. Strip-out, framing, structural changes, cabinetry and fit-off, with AS 3740 waterproofing certified before a tile goes down.

Windows & Doors in Caulfield

Sagging floors, rotted bearers, termite-damaged framing and load-bearing walls that need to come out. We diagnose the cause under the house before we quote the fix, so the repair holds instead of returning in a year.

FREQUENTLY ASKED QUESTIONS

Everything you need to know about our carpentry In Carnegie

What does carpentry work cost in Carnegie?

For defined jobs we quote an itemised fixed price, and the usual Melbourne bands apply: decking at $350 to $650 or more per square metre, door hanging and trim at roughly $120 to $250 per door set, and load-bearing wall removal at $3,500 to $9,000 including engineering and the steel beam. Apartment and balcony work prices differently because access is the cost driver rather than the carpentry, since materials go up in a lift on a booking, waste comes back down the same way, and building management usually restricts working hours. We tell you what those constraints add before you commit rather than treating them as a variation later. Call 0468 347 781.

Do you cover Carnegie, Murrumbeena and Hughesdale?

Yes to all three, and to Caulfield, Glen Huntly, Ormond and Malvern East around them. Carnegie, Murrumbeena and Hughesdale sit along the same elevated rail corridor and share much the same housing mix, being interwar bungalows on stumps with newer apartment stock concentrated near the stations, so we treat them as one working area rather than three separate runs. That matters practically, because it means we can group smaller jobs across the three suburbs in the same day and keep the pricing sensible on work that would otherwise not be worth a separate visit. If your street sits on one of the boundaries, it makes no difference to us at all. Call 0468 347 781 and tell us the street.

Can you do balcony timber and balustrade work in an apartment building?

Yes, and it is a growing share of what we do in Carnegie. Balcony work covers replacing weathered decking and screening, repairing or replacing timber balustrade, and dealing with the substructure where water has been getting in. Balustrade in particular has to meet the code requirements rather than simply look right, meaning a minimum one metre height above the finished floor and no gap that will pass a 125mm sphere, and that catches a lot of older or altered installations. We deal with building management for access and hours, and provide the insurance certificate of currency and safe work documentation they will ask for before granting a key.

How does the elevated rail line affect building or renovating here?

Mostly through access and parking rather than through the structure. The Caulfield to Dandenong line was raised above Carnegie with the new station opening in 2018, and the corridor beneath it changed traffic movements, parking and the shape of several streets around Koornang Road. For us that is a delivery and loading question, which we plan before day one rather than discovering with a truck full of timber. The more significant effect is what came after it, which is a lot of apartment and townhouse development close to the station, and that has shifted the carpentry demand here toward fitouts, balconies and make-good.

My interwar bungalow has sloping floors and gaps opening in the skirting. What is going on?

On a bungalow of that age the most likely cause is under the floor rather than in the room. Timber stumps rot at ground level where the moisture sits, bearer and joist ends fail where they bear on those stumps, and the floor drops locally rather than uniformly, which opens gaps at skirting and puts a slope through a room. The second contributor is subfloor ventilation, which on these houses has usually been blocked over the decades by paving, concrete paths, garden beds and additions. We go under with a light and a moisture meter before quoting, because a floor levelled over stumps that are still going will move again within a year.

Do you do shop fitouts along Koornang Road?

Yes. We take on the carpentry portion of retail and office fitouts, which covers partition walls including fire-rated and acoustic linings, suspended and bulkhead ceilings, shopfront framing, counters and joinery installation, and end-of-lease make-good. Where a tenancy is trading, we stage the noisy and dusty work into evenings or weekends and hoard the work zone properly rather than hanging plastic. We supply the insurance certificate, safe work method statements and induction paperwork building managers need, because the most common way a fitout loses its first week is a trade arriving without access.
